FAQ

Questions boards and homeowners ask us.

Straight answers about HOA management and how we work.

What does an HOA management company do?

An HOA management company handles the day-to-day administration of a homeowners association on behalf of its volunteer board: accounting and financial reporting, assessment billing and collection, vendor and maintenance coordination, covenant compliance, homeowner communication and record keeping. The board keeps decision-making authority; the manager carries out the work.

What services does Cascade Foothills Community Management provide?

We provide financial management and reporting (including operating and reserve funds, budgets and monthly board packets), assessment billing with online payments, maintenance and vendor coordination, governance and compliance support (architectural review, covenant notices, online voting where governing documents permit), community communication by email and text, and a secure online portal for board members and homeowners.

What types of communities do you manage?

We work with single-family homeowners associations, townhome communities and condominium associations.

How do we switch HOA management companies?

Switching follows five steps: discovery and a proposal; records transfer from the outgoing manager (homeowner roster, balances, billing history, governing documents and vendor contracts); financial setup and a review of opening balances with the board; portal invitations for board members and homeowners; then ongoing management. We agree a transition schedule with your board once we've reviewed what your current manager can provide.

Can homeowners pay HOA assessments online?

Yes. Homeowners can view their balance and payment history and pay online by bank transfer or card, or set up automatic payments through the client portal.

What financial reports does the board receive?

Boards receive organized board packets that include the income statement, balance sheet, receivables aging and delinquency reports, along with budget-versus-actual tracking for operating and reserve funds.

How are maintenance requests handled?

Homeowners submit maintenance requests online and can follow their status. We log each request, assign work to vendors, track it to completion and connect vendor invoices to the completed work.

Who can access the client portal?

Board members and homeowners of communities we manage. Each person's access matches their role: homeowners see their own account, requests and community documents; board members also see financial statements, requests awaiting review and board-only documents.

How do I request an HOA management proposal?

Email proposal@cascadefoothills.com with your association's name and location, the number of homes or units, the community type, whether you're self-managed or professionally managed, and what you'd like help with. We'll follow up to discuss your needs.
